How to Sell Property in Dubai

Selling a ready property means valuing it on evidence, appointing a licensed broker (Form A), marketing it with a valid permit, agreeing terms with a buyer in Form F, then clearing any mortgage, getting the developer NOC and transferring ownership at a Land Department trustee.

The sale path is value → appoint a broker (Form A) → market → agree terms (Form F) → mortgage release and NOC → transfer.

  1. Prepare

Gather the title deed, your ID, any mortgage details, service charge status and tenancy documents. See valuation.

  2. Appoint a broker

Sign Form A, the Land Department listing agreement, with a licensed brokerage. It allows legal marketing.

  3. Market the property

Every advert needs a valid permit. Good photos, an accurate description and a realistic price matter most.

  4. Agree terms

Agree price, deposit, dates and inclusions and sign Form F. The buyer’s deposit (commonly 10%) is held until transfer.

  5. Clear the mortgage

Get a liability letter from your bank. The loan is settled at or before transfer and the mortgage is released.

  6. Developer NOC

Pay outstanding service charges and apply for the developer’s no-objection certificate.

  7. Transfer

At the trustee office, the transfer is registered and you receive the sale proceeds by manager’s cheque.

Seller’s costs

  • Agency commission (as agreed in Form A, commonly 2% + VAT)
  • Developer NOC fee
  • Mortgage early settlement and release fees
  • Any service charge arrears

Common mistakes to avoid

  • Listing without checking the mortgage balance.
  • Promising vacant possession while a tenancy is running.
  • Letting service charge arrears delay the NOC.

Common questions

What is Form A in Dubai?

Form A is the Dubai Land Department agreement between a seller and a broker. It authorises the broker to market the property.

How long does it take to sell a property in Dubai?

Once a buyer is found, transfer often takes 3–6 weeks. Finding the buyer depends on price, condition and the market.

Can I sell if my property is mortgaged?

Yes. The mortgage is settled at or before transfer, often using the buyer's funds, and the bank releases the property.
