Ejari, Security Deposit and Move-In Guide

Ejari is the official registration of your tenancy contract and is needed to connect DEWA and for many government services. Pay the deposit against a receipt, record the condition of the home at move-in, and keep everything in writing so the deposit comes back when you leave.

Ejari officially registers your tenancy with the Dubai Land Department. Register it as soon as the contract is signed: you need it for DEWA and many government services.

Registering Ejari

  1. Gather documents

Signed tenancy contract, tenant passport, visa and Emirates ID, title deed copy and landlord ID.

  2. Register

Through the Dubai REST app, an authorised typing or real estate service centre, or your broker or landlord.

  3. Receive the certificate

Keep the Ejari certificate. It is linked to your DEWA account.

Security deposit

  • Usually 5% of annual rent (unfurnished) or 10% (furnished), as agreed in the contract.
  • Get a receipt stating it is a refundable security deposit.
  • It is returned at the end of the tenancy, less agreed deductions for damage beyond normal wear and tear.

Move-in checklist

  • Photos and video of every room, with dates
  • A signed condition report, including existing marks and defects
  • Meter readings and DEWA activation
  • Keys, access cards and parking
  • Building move-in permit

Common mistakes to avoid

  • Moving in without a written condition report.
  • Paying a deposit in cash without a receipt.
  • Leaving Ejari until DEWA needs it.

Common questions

What is Ejari in Dubai?

Ejari is the Dubai Land Department's system for registering tenancy contracts. It makes your tenancy official.

How do I get my security deposit back?

Leave the property in the condition recorded at move-in, apart from normal wear and tear, settle all bills and return keys. Keep photos and the condition report.

Who registers Ejari, the tenant or landlord?

Either can. It is often done by the broker or landlord, but tenants should make sure it is completed.
