As a general rule, landlords handle major maintenance and repairs, and tenants handle minor upkeep and any damage they cause. The contract can set a different split, so read it.

Reporting a problem

  1. Report in writing

Email or message the landlord or manager with photos and the date.

  2. Allow reasonable time

Agree access and a timeline for the repair.

  3. Escalate if needed

If urgent repairs are ignored, take advice. Disputes can go to the Rental Dispute Settlement Centre. See rental disputes.
