Rental Disputes in Dubai

Most rental disputes can be settled by talking it through with evidence in writing. If not, either side can file a case at the Rental Dispute Settlement Centre, which handles tenancy disputes for a fee based on the annual rent. Keep contracts, receipts, notices and messages organised.

Try to settle in writing first. If that fails, the Rental Dispute Settlement Centre (RDC) of the Dubai Land Department handles tenancy disputes between landlords and tenants.

Before filing

  • Set out the issue in writing, with dates and what you want.
  • Give the other side reasonable time to respond.
  • Gather evidence: contract, Ejari, receipts, notices, photos and messages.

Filing at the RDC

  1. Prepare documents

Tenancy contract, Ejari, IDs, evidence and any notices.

  2. Submit the case

Online or through an authorised centre. Filing fees are based on a percentage of the annual rent, with minimum and maximum amounts.

  3. Mediation and hearing

Many cases start with conciliation. If unresolved, they proceed to a decision.

Common mistakes to avoid

  • Agreeing changes verbally without written confirmation.
  • Stopping rent payments instead of using the dispute process.

This guide is general information, not legal, tax, financial or lending advice. Fees, rules and procedures change and depend on the property, the parties and the contract. Confirm current details with the relevant authority and qualified advisers before acting.
