Bank Valuation and Final Mortgage Approval in Dubai

After you agree a purchase, the bank commissions a valuation of the property and, if satisfied, issues a final offer letter. If the valuation comes in below the price, the bank lends on the lower figure and you cover the gap, so plan for that possibility.

The bank lends against the lower of the price and its valuation. If the valuation is lower, your loan is smaller and you need more cash, or you renegotiate.

The steps

  1. Submit the purchase documents

Form F, title deed copy and seller details go to the bank.

  2. Valuation

A bank-approved valuer inspects the property and compares it with recent sales. You pay the valuation fee.

  3. Final offer letter

The bank confirms the loan amount, rate, term and conditions. Read it before signing.

  4. Insurance

Life cover and property insurance are usually required.

  5. Cheques for transfer

The bank prepares cheques to settle the seller (and any seller mortgage) on transfer day.

If the valuation is low

  • Pay the difference from your own funds.
  • Renegotiate the price with the seller, using the valuation as evidence.
  • Ask whether the bank will review it with additional comparable sales.

Common mistakes to avoid

  • No cash buffer for a low valuation.
  • Form F dates that leave too little time for valuation and approval.
