Ready vs Off-Plan Property in Dubai

Ready property gives you something you can inspect, use and rent today; off-plan gives you a future home on a staged payment plan, often with a lower upfront payment but construction and timing risk. The right choice depends on when you need the property, your cash flow and how much uncertainty you can carry.

Choose ready if you want to move in or earn rent straight away and see exactly what you are buying. Choose off-plan if you can wait for completion, prefer to pay in stages and accept the risk of delays or changes in market value before handover.

Typical timeline Weeks Often 2–4 years

How to decide

  1. When do you need it?

If you need a home or rental income this year, ready is the safer fit.

  2. Compare the evidence

Ready prices can be checked against recent sales in the same building. Off-plan prices should be compared with completed nearby projects of similar quality.

  3. Map your cash flow

Write down every payment date and amount. For off-plan, include the handover payment, the 4% DLD fee and furnishing.

  4. Check the protections

Off-plan buyers rely on the developer’s registration, the project escrow account and the sale and purchase agreement. See how to check a developer.

  5. Plan your exit

Ask how easily you could sell or rent the property if your plans change, and on what conditions the developer allows a resale before completion.

Common mistakes to avoid

  • Comparing an off-plan launch price with old resale prices of lower-quality buildings.
  • Assuming a bank will fund the off-plan balance at handover without checking.
  • Choosing ready without inspecting the unit and checking service charges.
  • Valuing a payment plan or discount before reading its conditions.

Common questions

Is off-plan cheaper than ready property in Dubai?

Off-plan often needs less money upfront and is spread over the construction period, but the total price is not always lower. Compare the full cost with similar completed buildings nearby.

Can I get a mortgage on off-plan property?

Banks usually lend on off-plan property close to or after completion, and at lower loan-to-value ratios than for ready homes. Many buyers pay construction instalments in cash.

What are the main risks of buying off-plan?

Construction delays, changes to the project, the developer's financial strength and changes in market value before handover.

Which is better for rental income?

Ready property earns rent from the day a tenant moves in. Off-plan earns nothing until completion and handover.
