Property Transfer and Handover in Dubai

Transfer is the legal registration of ownership at a Dubai Land Department trustee office; handover is the practical side of receiving keys, access cards and meter readings. Prepare funds, documents and the developer NOC in advance, then check the property and record its condition on the day.

On transfer day, buyer and seller (or their representatives) attend a registration trustee office, payments are exchanged by manager’s cheque and the Land Department issues the new title deed in the buyer’s name. Handover of keys and access usually happens the same day or shortly after.

Before transfer day

  1. Developer NOC

The developer confirms that service charges are paid and issues a no-objection certificate. The seller normally applies for it.

  2. Seller’s mortgage

If the seller has a mortgage, it is settled first (often by the buyer’s bank or a buyer cheque) and the bank releases the property.

  3. Buyer’s mortgage

The buyer’s bank completes valuation and final approval and prepares its cheques. See bank valuation and final approval.

  4. Funds and cheques

Prepare manager’s cheques for the seller, the 4% DLD fee, the trustee fee and the agency commission. Confirm every payee name in writing beforehand.

  5. Documents

Passports or Emirates IDs, Form F, the NOC, the original title deed and any power of attorney.

On the day

The trustee checks documents, collects payments and submits the transfer to the Land Department. Once approved, the new title deed is issued electronically. Check that your name, the unit and the size are correct.

Handover checklist

  • Keys, access cards, parking stickers and remote controls
  • DEWA (electricity and water) account moved into your name, with meter readings
  • Chiller or district cooling account, if separate
  • Move-in permit from the building management
  • Photos of the condition and a signed handover note listing any defects

Common mistakes to avoid

  • Leaving the NOC or mortgage release until the last week.
  • Payee names on cheques that do not match exactly.
  • Accepting keys without recording meter readings and defects.
