How to Buy Property in Dubai Remotely

You can buy in Dubai without flying in. Shortlist with video viewings, sign documents digitally where possible, transfer funds through verified channels and appoint a trusted representative by a power of attorney that meets Dubai Land Department requirements for the transfer.

Remote buying works when three things are set up properly: verified viewings and checks, safe money transfer and a power of attorney (POA) that the Land Department will accept.

Step by step

  1. View remotely

Ask your broker for a live video walk-through, not just pre-recorded videos. Ask about noise, views, condition and the building.

  2. Check the property

Ask for the title deed copy, seller ID and service charge statement before agreeing terms. See due diligence.

  3. Sign the agreement

Form F and broker agreements can often be signed electronically. Confirm the method with your broker.

  4. Prepare a power of attorney

A POA lets a representative sign the transfer for you. If signed abroad, it usually needs notarising, legalising (attestation by the UAE embassy and the UAE Ministry of Foreign Affairs) and translating into Arabic. It should name the specific property and powers.

  5. Transfer funds

Send funds to accounts confirmed in writing by the trustee, developer or bank. Call to verify any change of bank details.

  6. Transfer and handover

Your representative attends the trustee office, and you receive the title deed electronically. Arrange key collection and utility setup.

Common mistakes to avoid

  • A POA that is too general or not legalised correctly.
  • Paying to bank details received by email without phoning to confirm.
  • Agreeing to buy from photos alone.

This guide is general information, not legal, tax, financial or lending advice. Fees, rules and procedures change and depend on the property, the parties and the contract. Confirm current details with the relevant authority and qualified advisers before acting.

Common questions

Can I buy property in Dubai without visiting?

Yes. Many buyers use video viewings, electronic signatures and a power of attorney for the transfer.

What makes a power of attorney valid in Dubai?

It should name the property and the powers given. If signed outside the UAE it usually needs to be notarised, legalised and translated into Arabic. Confirm current requirements with the Land Department or a lawyer.

How do I send money safely for a Dubai purchase?

Only to accounts confirmed in writing by the trustee, developer or bank, and verify any change of details by phone.
