Buying Property in Dubai as a Foreigner

Foreign nationals can buy freehold property in Dubai’s designated areas without a residence visa. You will need a passport, a way to move funds, a plan for signing (in person or by power of attorney) and a budget for the 4% transfer fee and other costs. There is no annual property tax.

Yes, you can buy. Foreigners can own freehold property in designated areas, with no residence visa needed. The process is the same as for residents, with extra planning for funds transfer, signing remotely and tax in your home country.

What foreign buyers need

  • A valid passport (Emirates ID if you are a UAE resident)
  • Proof of funds and a plan for moving money to the UAE
  • If you are not attending: a power of attorney prepared to Dubai Land Department requirements
  • For a mortgage: bank statements, proof of income and credit history

Step by step

  1. Confirm the area is freehold

Most popular communities are. See freehold vs leasehold.

  2. Plan your finance

Non-residents can borrow from some UAE banks, usually with a bigger deposit. See our mortgage guide.

  3. Choose and check the property

Follow the same due diligence as any buyer.

  4. Decide how you will sign

Fly in for the transfer, or appoint someone by power of attorney. See buying remotely.

  5. Budget for the costs

The 4% transfer fee and other charges apply equally to foreigners. See taxes and fees for foreign buyers.

  6. Think about residency and succession

Property can support a residence visa, and a registered will protects your heirs. See Golden Visa and power of attorney and inheritance.

Common mistakes to avoid

  • Not checking how your home country taxes overseas property and rent.
  • Sending funds without confirming the receiving account and purpose codes.
  • Using a generic power of attorney that the Land Department will not accept.
  • Owning without a will in the UAE.
